Who you work for

Your salesperson licence lets you do real estate agency work, but not on your own. The law says a salesperson must be properly supervised and managed by an agent or a branch manager.

The rules you work under are the Code of Conduct, the Real Estate Agents Act (Professional Conduct and Client Care) Rules 2012. You act for your client, the vendor, and you deal fairly with every buyer.

This course follows 1 listing from appraisal to settlement. At every step you will ask the same question: what does the rule say, and who needs to hear it?

The rule of thumb: Act for your vendor, deal fairly with every buyer, and never mislead anyone.

Fernhollow Realty, its listings, its people and its learner are made up. The rules quoted are New Zealand's real estate rules, checked on 6 November 2026.

Why each activity is there

Each one follows a finding from research on how people learn. The names are there so you can look them up.

Sorting the facts of a listing
Learners decide what each fact means before the rule is named, so they notice what makes a defect known or only suspected.Contrasting cases (Schwartz and Bransford, 1998)
Checking a draft advert
Finding the mistakes in a real document is the task itself. Every phrase flagged or missed explains the rule.Learning from erroneous examples (Große and Renkl, 2007)
Ordering, then explaining it back
After the steps, learners write 1 step in their own words and compare it with a model answer. Nothing is marked by a machine. The self-explanation effect (Chi and others, 1994)
A scenario with consequences
The learner chooses how to respond. The next part shows what happens and explains the rule behind it.Scenario-based learning (Clark, 2013)
Predict, then reveal
Learners commit to an answer before the diagram appears, then see where their guess fits. The pretesting effect (Richland, Kornell and Kao, 2009)
Recall before you start
Module 6 opens with questions from modules 2 and 3, answered from memory.Retrieval practice and spacing (Roediger and Karpicke, 2006. Cepeda and others, 2006)
Saying how sure you are
Each answer carries a confidence. The results show the answers given with confidence that were wrong, first.Confidence-based marking (Gardner-Medwin) and the hypercorrection effect (Butterfield and Metcalfe, 2001)
